			<content:encoded><![CDATA[<p>I had a really long conversation with a &#8220;Taken Advantage Of&#8221; tenant/buyer tonight. She talked and I listened for almost an hour.Â  She moved in as a tenant/buyer with some money down, then they converted her to a C4D with more money down.Â  Then they refinanced the property to pull out all equity and quit making payments.Â  The bank soon kicked out the tenants and foreclosed.Â  While the so-called owner has disapeared in Mexico.</p>
<p>Please don&#8217;t get caught up in one of these deals as a tenant/buyer or an investor.Â  Know who you&#8217;re working with and make sure you can trust them.Â  This kind of thing just makes us all look bad, fortunately this person knew the differance between good investors and bad.Â  If your not sure about who your working with and just want a 2nd opinion, contact Rosen Properties, LLC</p>

<p>I&#8217;ve put up a new page on my site called <a href="http://www.rosenprop.com/find-a-home/community-bulliten-board" target="_blank">&#8220;Community Bulletin Board&#8221;</a>Â for the purpose of networking some deals.Â  I hear about deals that other investors might have locked up and want to sell.Â  I hear <a href="http://www.rosenprop.com/financing-solutions" target="_blank">tenant/buyers</a>Â that realtor&#8217;s have because they can&#8217;t qualify for a purchase.Â  I&#8217;ve been diligently trying to put these people together and I think this may help. <p>There are a lot of contradictory terms in this one, for example first time home buyer does not neccassarily mean you have to be a first time home buyer. If you want to buy a home or if you want to sell an investment property, look into this tax credit, it could be time well spent. <td>When it comes time to place a <a title="Wendy Patton's Lease Option and Rent to Own Training Website" href="http://www.wendypatton.com/">rent to own</a> buyer in a home, sometimes the home owner or the lease option investor feel pressured to get someone in as quickly as possible.Â  This usually happens because the mortgage payment for your home has become a financial burden.Even if that is the case, you still need to make sure that when you screen your rent to own buyer that they meet the criteria on your qualifications list (by the way, you should always have your qualifications list in writing).Â  Failing to make sure that rent to own buyer meets these qualifications can cause you problems for two reasons:</p>
<p>1. It could be a violation of Fair Housing Law &#8211; trust me, you donâ€™t want to go there.</p>
<p>2. You could end up placing a bad lease option tenant and have to evict them later.Â  Donâ€™t go by gut feel.Â  Approve a person because they meet the criteria on your qualifications list.</p>
