I’ve implemented a lot of new marketing ideas in my business and I have some first handed experience with the $8k tax credit for first time home buyers. She talked and I listened for almost an hour.  She moved in as a tenant/buyer with some money down, then they converted her to a C4D with more money down.  Then they refinanced the property to pull out all equity and quit making payments.  The bank soon kicked out the tenants and foreclosed.  While the so-called owner has disapeared in Mexico.

Please don’t get caught up in one of these deals as a tenant/buyer or an investor.  Know who you’re working with and make sure you can trust them.  This kind of thing just makes us all look bad, fortunately this person knew the differance between good investors and bad.  If your not sure about who your working with and just want a 2nd opinion, contact Rosen Properties, LLC

I’ve put up a new page on my site called “Community Bulletin Board” for the purpose of networking some deals.  I hear about deals that other investors might have locked up and want to sell.  I hear tenant/buyers that realtor’s have because they can’t qualify for a purchase.  I’ve been diligently trying to put these people together and I think this may help.  If you have a property that you want to wholesale or a vacancy that you need to fill or a tenant/buyer looking for a home, shoot me some info and I will post it.  Once it’s posted… it is my intention to send this page out periodically to my mailing list.

Did you realize that you have $8,000 down payment money at your fingertiups from Uncle Sam? That’s right, if you’re an investor selling homes… why not collect an extra $8,000 down payment. If you’re a renter who wants to buy a home… why not use the $8,000 tax credit for a down payment on your new home?

There are a lot of contradictory terms in this one, for example first time home buyer does not neccassarily mean you have to be a first time home buyer. If you want to buy a home or if you want to sell an investment property, look into this tax credit, it could be time well spent. We are currently soliciting a lot of our tenants to see if they would like to purchase the home that they are living in and we can help them get the $8,000 tax credit for a down payment. So much of property management is about the upfront research. Wendy Patton makes an excellant point in her blog. From Wendy:

When it comes time to place a rent to own buyer in a home, sometimes the home owner or the lease option investor feel pressured to get someone in as quickly as possible.  This usually happens because the mortgage payment for your home has become a financial burden.Even if that is the case, you still need to make sure that when you screen your rent to own buyer that they meet the criteria on your qualifications list (by the way, you should always have your qualifications list in writing).  Failing to make sure that rent to own buyer meets these qualifications can cause you problems for two reasons:

1. It could be a violation of Fair Housing Law – trust me, you don’t want to go there.

2. You could end up placing a bad lease option tenant and have to evict them later.  Don’t go by gut feel.  Approve a person because they meet the criteria on your qualifications list.
